A Properly Built Patio in Wixams
Many Wixams homes came with a small area of basic slabs outside the back door. They were often laid quickly onto sand, and within a few years some start to rock or sink. Replacing them with a new patio built on a proper base usually gives a larger, flatter and longer lasting area to use.
New-build gardens often have a thin covering of topsoil over ground that has been compacted, mixed with stone or left with buried building waste. When we dig out for a new patio, we remove what will not make a stable base and check the depth needed. A compacted crushed stone sub-base is then built up in layers, and the slabs go down on a full mortar bed. Dabs of mortar at the corners are not enough for a patio that will be walked on daily.
The back door threshold on many newer homes sits quite low to the outside ground, which makes the patio level especially important. We set the finished paving below the damp course and below the door, then create a gentle fall away from the house. Where the garden falls back towards the property, a slot or channel drain along the patio edge may be the right answer, linked to a suitable outlet.
- Builder slabs and loose sand removed
- Buried waste cleared and the ground checked
- Compacted sub-base and full mortar bed
- Finished level kept below the door and damp course
- A channel drain added where the garden falls towards the house
Some Wixams gardens are compact and enclosed by fences on three sides, so access for materials needs planning. Others share a side passage with neighbours. We will work out the route at the visit and allow for it in the quote.
Do I need planning permission for a patio here? A ground-level patio in a back garden usually does not need it, but check your title deeds or any development covenants, and ask the council if your home is in an unusual situation. Most patio installations of this size take a few days to a week.

Signs You Need a New Patio
These are the situations that most often lead people to get in touch about this work, and what each one usually means.
Nowhere to Sit Outside
You have lawn or bare ground behind the house and want a solid, level space for outdoor dining, a barbecue or simply a couple of chairs in the sun.
An Old Patio Past Saving
Your existing slabs are cracked, loose or badly sunk, and the base underneath has given up, so lifting it and starting again is the sensible choice.
A New Extension or Doors
Bi-fold or French doors have gone in, and you want paving outside that lines up with the new threshold and gives you a step-free route out.
A Change of Style
The paving is sound but dated, and you would like a cleaner modern porcelain or a natural stone finish that better suits your home.

Paving Choices for a Wixams Patio
Newer houses often suit cleaner, more contemporary paving, though natural stone can add warmth to a brand new garden. Here is how the main options compare.
Porcelain patio slabs are a popular choice for modern homes. They are dense, resist stains, hold their colour and come in finishes that look like stone, concrete or timber. To make porcelain bond to the mortar bed, each slab needs a priming slurry on its back, and a good installer will always include that step. Pick a textured finish for areas that stay shaded and damp.
Indian sandstone patio paving gives natural colour variation that can soften a new build. It needs occasional cleaning, especially where moss or algae build up. Limestone has a smoother face and a more even tone, and slate offers a dark, polished look that pairs well with grey window frames and modern doors.
Joints can be brushed-in compound or a mortar mix. We will advise on what suits your paving and how much maintenance you want.
New patio cost and patio cost per m2 are shaped by:
- Removing the old slabs and any buried waste
- The size of the new patio
- The paving material and how much it needs cutting
- Drainage channels or extra fall
- Access through a side passage or shared path
When comparing patio installers, ask whether they will remove the builder base entirely, how they will deal with a low door threshold and how porcelain will be primed. If you would like to explore shapes and sizes first, our Wixams patio ideas page has more.

How a New Patio Is Laid
Planning the Layout
We measure the space, agree the size and shape with you, check the levels at the house and help you choose the paving and jointing.
Digging Out
Turf, soil or old paving is removed to the required depth, and the ground is checked for soft spots, roots or services before the base goes in.
Base & Laying
A sub-base is laid and compacted, then each slab or block is bedded and tapped down to line and level, with a steady fall away from the walls.
Pointing & Review
Joints are pointed or filled, the area is swept and cleared, and we review the completed work with you and confirm everything has been done as agreed.
