Levelling a Wavendon Garden
Wavendon mixes older village properties with recent developments, and the gardens differ just as much. Newer plots are often left with a slope, a thin layer of topsoil over compacted builder's fill and a small developer patio by the back door. Older gardens can have mature boundaries, varied levels and established hedges.
On a sloping new-build plot, a raised patio is often the most useful option. We build a low retaining edge, usually in block faced with brick or stone, fill and compact behind it, and lay the paving on a full mortar bed at a height close to the back door. That turns an awkward slope into a level terrace with a step or two down to the rest of the garden.
The ground beneath newer homes needs checking carefully. Fill left by building work can settle unevenly, so we dig until we reach firm material and build the sub-base up in compacted layers. Cutting corners here is what causes patios on new estates to dip after a year or two.
We always set the surface below the damp proof course and fall it away from the building. On a raised patio we also plan where the water goes at the edge, often through weep holes or a gravel strip at the base of the retaining wall, so it does not collect behind it.
Access on new estates is usually through a side gate, which helps. Older village plots may have narrower entries. Most raised patios take longer than a ground level one because of the walling, typically a week or more depending on size and height.
Replacing the small developer patio is a common request. Those slabs are often laid thinly on sand, and reusing them as a path or standing area elsewhere in the garden is sometimes possible if they are sound, which keeps waste down and saves buying new stone for a secondary area.

Signs You Need a New Patio
These are the situations that most often lead people to get in touch about this work, and what each one usually means.
Nowhere to Sit Outside
You have lawn or bare ground behind the house and want a solid, level space for outdoor dining, a barbecue or simply a couple of chairs in the sun.
An Old Patio Past Saving
Your existing slabs are cracked, loose or badly sunk, and the base underneath has given up, so lifting it and starting again is the sensible choice.
A New Extension or Doors
Bi-fold or French doors have gone in, and you want paving outside that lines up with the new threshold and gives you a step-free route out.
A Change of Style
The paving is sound but dated, and you would like a cleaner modern porcelain or a natural stone finish that better suits your home.

Stone to Suit Old & New
The right slab depends heavily on the house. A clean porcelain finish can look sharp beside a new home, while natural stone often feels more at ease next to an older cottage or a garden with established planting already in place.
Indian sandstone patio paving in buff or autumn tones is popular for village gardens because the variation looks settled from day one. Porcelain patio slabs suit modern homes and people who want a surface that wipes clean easily, provided each slab is primed and fully bedded. Limestone is a calm middle ground, and slate gives a darker, contemporary edge.
If you are on a new development, check your deeds and any estate management rules before changing levels or building walls near a boundary. A ground level patio in a back garden usually needs no planning permission, but a raised patio above a certain height can need it. Milton Keynes City Council can confirm the position for your plot.
Joints for a raised patio need extra thought at the edges, where the paving meets the coping on the retaining wall. We usually point natural stone in the traditional way and use a compound for narrow porcelain joints.
The cost of a new patio here depends on area, the height and length of any retaining walls, how much fill and sub-base is needed, the slab range and how far materials must be carried. Raised patios cost more than ground level ones because of the walling and extra material.
When comparing patio installers, ask how they will deal with builder's fill, how the retaining edge will drain and whether the raised height affects permission. For design ideas, see our patio ideas for Wavendon homes.

How a New Patio Is Laid
Planning the Layout
We measure the space, agree the size and shape with you, check the levels at the house and help you choose the paving and jointing.
Digging Out
Turf, soil or old paving is removed to the required depth, and the ground is checked for soft spots, roots or services before the base goes in.
Base & Laying
A sub-base is laid and compacted, then each slab or block is bedded and tapped down to line and level, with a steady fall away from the walls.
Pointing & Review
Joints are pointed or filled, the area is swept and cleared, and we review the completed work with you and confirm everything has been done as agreed.
