Upgrading a Wixams New Build Drive
Wixams is one of the newest places we cover. The new town has been built since the 2000s on the site of a former ordnance depot south of Bedford, and building is still going on. That means almost every home has a drive that is less than twenty years old, usually tarmac or block paving laid by the housebuilder, and often sized for one or two cars side by side.
New build drives are not always laid to the standard owners expect. We often find a thin layer of tarmac over a shallow base, or blocks that have started to move at the edges because the kerbs were set quickly. The good news is that a young tarmac drive in sound condition can make a perfectly good base for resin bound once it has been cleaned and primed. Where blocks are involved, they need to come up first, because resin cannot be laid directly on block paving.
What lies beneath. Wixams sits on the clay of the Marston Vale, close to the old brickworks at Stewartby. Clay ground can hold water, and on new estates the topsoil may have been disturbed or compacted during construction. We check how the drive drains, where the downpipes go and how the levels run towards the house before recommending a base.
Who to check with. Most of Wixams lies within Bedford Borough Council's area, and the council's front garden rules apply: a permeable surface, or one draining onto your own lawn or beds, generally does not need planning permission, whereas a non-permeable surface over five square metres running onto the road usually does. Because Wixams is a planned town, your deeds may also include covenants about front gardens, and part of the town falls in Central Bedfordshire, so please check both the paperwork and the right council.

When a Resin Driveway Makes Sense
These are the situations that most often lead people to get in touch about this work, and what each one usually means.
Tired Tarmac or Concrete
If your current driveway is sound underneath but looks worn and stained, it may be suitable as a base for a resin bound overlay instead of digging it all out.
Puddles & Run-Off
Driveways that hold water or shed it onto the pavement can benefit from a porous surface that lets rain soak away through the stone.
Loose Gravel Annoyances
People who like the look of stone but are tired of gravel spreading across the drive often switch to resin bound for a fixed finish.
A Modern Front Garden
Resin bound suits contemporary homes and new extensions, giving a clean, smooth, unbroken surface that sits well alongside modern doors and windows.

Resin Choices for Modern Wixams Homes
Wixams houses are built in a range of modern bricks, from pale buff to red and mottled multi tones, many with grey windows, composite doors and render or cladding panels. Contemporary grey, silver and charcoal blends are popular here because they suit those grey details, while a warm golden mix can soften a buff brick front. Some owners like a slim dark border to separate their drive from the footpath or a neighbour's block paving.
How the price of a Wixams resin drive is worked out:
- Whether the developer's tarmac is sound enough to overlay
- Lifting block paving and building a deeper base where needed
- Extending the drive into the lawn to fit an extra car
- Edging, borders and any path linking the drive to the front door
Because the trees on new estates are still young, leaf fall is usually light, but construction dust and mud from building traffic can collect while work continues nearby. A sweep and an occasional rinse keep the pores open, so the surface goes on letting rain through. Oil drips from a car should be wiped up rather than left, as they can mark the resin.
Thinking about the pros and cons for a new home? Resin bound gives a smart, seamless look with no loose chippings to carry indoors, and it helps rain soak away rather than running across the pavement. It is not a quick fix for a failing base, and it needs dry weather to lay. Laid properly on a sound foundation, resin driveways last well and are comfortable to walk on, including in the wet.
If you have only just moved in, there is no rush. Living with the builder's drive through one winter shows you where water collects and where the car really needs to turn, which makes for a better plan when you do upgrade.
We are based in Bedford, just up the road, so measuring a Wixams drive and talking through options is quick to arrange.

How a Resin Driveway Is Laid
Base Check & Stone Choice
We inspect what is there now to see if it can take resin, measure up, and help you pick a stone blend and any border details you want.
Preparing a Sound Base
Where needed, the old surface is removed and a new permeable base is built, or an existing sound base is cleaned, repaired and primed.
Mixing & Trowelling
Aggregate and resin are mixed in measured batches and spread by hand, then trowelled to a consistent depth and an even, smooth surface.
Curing & Final Check
The resin is left to cure before use. Once the site is clear, we review the completed work with you and confirm everything has been done as agreed.
