Making the Most of Wixams Gardens
Wixams is a new town, built in phases from the late 2000s, and almost every garden here started life the same way: a strip of turf, a fence and a handful of slabs outside the patio doors. Those builder slabs are rarely laid on much more than sand, so it is common to find them rocking or sinking within a few years.
Gardens on newer developments also tend to be compact and overlooked, with houses close on either side and behind. Getting a patio right here is less about grand designs and more about making a small space work hard: room for a table, a dry route to the bins and the shed, and somewhere to sit that does not feel on show.
The most common Wixams job we see is lifting the original slabs and laying a larger new patio on a compacted base. After that come paths to the side gate and shed, so the lawn is not worn into a muddy track, and occasionally a small retaining wall where a garden has been graded unevenly against its neighbour.
Ground conditions vary across the site, and in many gardens heavy clay or compacted fill sits just below the turf. That makes a proper sub-base and a fall away from the house essential. We also check where any drainage runs, because new estates often have shallow pipes and inspection chambers in back gardens that must stay accessible.
We work on hard landscaping only. The planting and lawn are yours to shape, but we leave level, edged areas ready for them. Wixams is a short drive from our Bedford base, so visits and quotes are easy to arrange.

When to Lay or Replace a Patio
These are the situations that most often lead people to get in touch about this work, and what each one usually means.
No Usable Outdoor Space
Your garden is all lawn or bare soil, and you want a firm, level area for a table and chairs that you can use for most of the year.
Paving That Rocks or Sinks
Slabs have started to tip, crack or settle unevenly, which usually points to a weak base underneath that cleaning alone will not put right.
Water Pooling by the House
Rain sits on the patio or runs back towards your walls after a shower, a sign the paving was laid without enough fall away from the property.
A Sloping Garden
The ground drops away from the house or climbs towards the back fence, and you need steps, walls or terracing to make the space usable.

Patio Designs for Smaller Gardens
In compact Wixams gardens, the best patio designs often work with the boundaries rather than against them. A patio that runs along one fence, leaving lawn on the sunnier side, can feel more private than one spread across the back of the house where every window looks down on it.
Choosing paving with a modest number of joints helps a small space look calmer. Larger format porcelain or sawn stone slabs suit the clean lines of modern houses, while a lighter shade bounces light into gardens shaded by close neighbours.
- Leave a gap for a raised planter or pots, which you can fill later.
- Add a narrow paved strip to the side gate for bins and bikes.
- Keep the patio level with the door threshold where rules allow, for easy access.
If your deeds or the estate rules cover what can be done in rear gardens, it is worth checking before work starts. Some new developments have covenants about boundaries or visible structures, and part of Wixams falls within Central Bedfordshire as well as Bedford Borough, so the right council to ask depends on your address.
Low level lighting along a path or edge makes a small garden usable on winter evenings. We can lay ducting under the paving so cables can be added later without lifting anything.
Neighbours on new estates are close, so noise and dust during the build matter. We cut slabs with water suppression where practical, keep the work area tidy at the end of each day and let you know when the noisier tasks will happen, so you can give the houses either side a quick word in advance.
Think too about the route from the parking space to the back garden. A firm, paved route along the side of the house, rather than stepping stones, makes carrying shopping, garden waste and furniture much easier on wet days.
What drives the cost here is mostly the size of the area, the paving chosen, how much builder rubble has to be dug out, any drainage needed and access through or around the house. A written quote shows each of these clearly after we have visited.
