Replacing an Old Patio in Bradwell
Bradwell mixes an older village core with homes built as Milton Keynes expanded. Many of the newer gardens still have the original grey concrete slabs, often laid quickly on sand and now rocking, cracked or green. A new patio here usually starts by lifting that old paving, which tells us a lot about the ground underneath.
Lifting and preparing. Once the old slabs are up, we dig down to firm ground and remove the sand, rubble and soft soil. Clay is common in this part of Milton Keynes, so the sub-base matters. We lay and compact hardcore in stages, then set each new slab on a full mortar bed, so the patio cannot sink in the same way the old one did.
Getting the fall right. Old patios are often flat or even tilted towards the house. We reset the levels so the new surface sheds water away from the walls and keeps clear of the damp course, and we make sure the step out of the back door or patio doors is a comfortable height.
Where a garden rises or drops, a raised patio with a low retaining wall can make a level seating area near the house, with steps down to the lawn. A sunken patio is another option on a slope, creating a sheltered space below the main garden.
Access and timing. Many Bradwell homes have side gates or rear paths that make it easy to bring in paving and remove old slabs. Lifting an old patio adds a little time, so most replacements take around a week, depending on size and weather.
Replacing an old patio is also a chance to rethink its shape. Original slab areas were often a simple rectangle squeezed against the back wall. Making the new one deeper, wrapping it round a corner of the house to catch evening sun, or adding a separate small landing by the shed are all easy to plan before the first spade goes in.
We also look at where downpipes and old gullies discharge, because a replacement patio sometimes reveals a blocked or broken drain that caused the original paving to sink. Fixing that at the same time saves lifting brand new stone later.

Signs You Need a New Patio
These are the situations that most often lead people to get in touch about this work, and what each one usually means.
Nowhere to Sit Outside
You have lawn or bare ground behind the house and want a solid, level space for outdoor dining, a barbecue or simply a couple of chairs in the sun.
An Old Patio Past Saving
Your existing slabs are cracked, loose or badly sunk, and the base underneath has given up, so lifting it and starting again is the sensible choice.
A New Extension or Doors
Bi-fold or French doors have gone in, and you want paving outside that lines up with the new threshold and gives you a step-free route out.
A Change of Style
The paving is sound but dated, and you would like a cleaner modern porcelain or a natural stone finish that better suits your home.

Upgrading to Porcelain or Natural Stone
Moving from old concrete slabs to modern paving makes a big difference to how a garden feels. A porcelain patio gives a smooth, uniform finish that is very easy to keep clean and holds its colour for years. Porcelain patio slabs need a priming slurry on the back before laying, which is part of laying them properly.
An Indian sandstone patio suits owners who want a natural look with variation in each slab. It grips well when wet and blends with the brick of most Bradwell homes, though it is more porous than porcelain and can mark more easily. A limestone patio offers a quieter, even tone, and slate gives a dark, smart finish where there is plenty of sun.
- Old concrete slabs lifted and taken away
- New sub-base built to suit the ground
- New paving laid on a full mortar bed with a proper fall
What affects the price. The new patio cost depends on the area, how much old paving has to come up, the depth of new base needed, the paving you choose and any steps or walls. Removing old slabs adds labour and waste, which is part of why a simple patio cost per m2 is only a rough guide.
When comparing patio installers, ask whether the old base will be removed or simply covered, how deep the new base will be, and how they set the fall. For ideas on layout and features, see our page on Bradwell patio ideas.

How a New Patio Is Laid
Planning the Layout
We measure the space, agree the size and shape with you, check the levels at the house and help you choose the paving and jointing.
Digging Out
Turf, soil or old paving is removed to the required depth, and the ground is checked for soft spots, roots or services before the base goes in.
Base & Laying
A sub-base is laid and compacted, then each slab or block is bedded and tapped down to line and level, with a steady fall away from the walls.
Pointing & Review
Joints are pointed or filled, the area is swept and cleared, and we review the completed work with you and confirm everything has been done as agreed.
