First Cleans for Wixams Patios

Most Wixams homes are relatively new, and so are their patios. That brings its own pattern. The builder usually laid a modest patio by the back doors, often buff or grey riven slabs on a sand and cement mix, with sand swept into the joints. After a few winters the sand has washed out, weeds have taken hold along every line, and the slabs closest to the fence have turned green.

Because the gardens are often compact and overlooked, a patio that looks tired affects the whole space. Many owners we speak to have tried a domestic pressure washer and found the slabs clean for a few weeks before the green returns. The reason is usually that growth in the pores and joints was never treated, only scraped.

Getting the method right for the stone.

  • Riven builder slabs have a textured face that holds dirt in its ridges, so a rotary cleaner at moderate pressure works better than a straight lance.
  • Where owners have upgraded to Indian sandstone, a gentler wash and a pre-treatment for black spot protect the softer surface.
  • Smooth porcelain added in recent years needs low pressure, a suitable cleaner and a thorough rinse to avoid streaks.

Pressure and joints. On a young patio the joints are often the weakest part. Blasting them with a jet empties them completely, which is why so many Wixams patios look weedier after a home clean than before it. We wash across the slabs rather than along the joints and deal with the joints separately afterwards.

If you are searching for how to clean patio slabs on a newer estate, the short version is: treat the growth, clean at the right pressure for the stone, then fix the joints so the weeds have nowhere to go.

Fences and neighbouring houses sit close in many Wixams gardens, so we also think about overspray. Washing across the patio towards the lawn, rather than towards a shared fence or a neighbour's window, keeps grit where it can be rinsed away and avoids awkward conversations over the boundary.

Signs Your Patio Needs Cleaning

These are the situations that most often lead people to get in touch about this work, and what each one usually means.

  • Slippery Paving

Algae and moss have built up on the surface, especially in shady spots, and the patio has become slippery and unsafe underfoot after rain.

  • Weeds in Every Joint

Weeds and grass keep pushing up between the slabs or blocks, and pulling them by hand never seems to keep them away for long.

  • Dull or Stained Slabs

The paving has turned green, grey or black over the years, and you want to see its original colour again before summer or before selling.

  • Crumbling Pointing

Mortar between the slabs has cracked or washed out, leaving gaps that collect dirt and let water get under the paving.

Joints & Finishing in Wixams

Replacing sand joints. The single biggest improvement on most Wixams patios is swapping washed-out sand joints for a brush-in jointing compound. It sets firm enough to resist weeds and rain but tolerates the slight movement that newer ground can show. Where a builder used mortar and it has cracked in places, we cut out and repoint the failed lengths rather than redoing everything.

Sealing on a newer patio. If your slabs are concrete, sealing rarely pays back. If you have chosen a pale sandstone that marks easily, a breathable sealer can be worth considering, provided the stone is fully clean and dry first. We explain the pros and cons so you can decide.

Keeping regrowth down. Small gardens with tall fences on three sides stay damp, so some green will return. A treatment after cleaning slows it noticeably, and keeping joints filled stops weeds getting a foothold. An annual light clean and a professional patio clean every year or two suits most Wixams gardens.

What affects the price. The area, the type of paving, how much regrowth there is, whether joints are refilled or repointed and whether sealing is wanted all feed into your written quote. Mid-terrace homes without side access take a little longer to set up, and we say so up front.

Some builder patios were laid on little more than spots of mortar. If cleaning shows slabs rocking or sinking, the clean itself has not caused it, but it does show the bed is not up to daily use. We will point that out, and if it is widespread you may want to look at replacing the patio at your Wixams home.

How It Works

How Patio Cleaning Works

  1. Checking the Surface

We look at the paving material, the state of the joints and any loose slabs, so the cleaning method suits your patio and any repairs are flagged first.

  2. Clearing Growth

Weeds, moss and loose debris are lifted from the surface and the joints, making sure the washing that follows reaches the paving itself.

  3. Pressure Washing

The patio is washed section by section at a pressure suited to the material, lifting dirt, algae and staining while taking care with softer stone.

  4. Joints & Final Review

Joints are re-pointed or re-sanded as agreed, the area is rinsed and tidied, and we review the completed work with you and confirm everything has been done as agreed.

FAQs

Patio Cleaning FAQs for Wixams

Do you cover Wixams?

Yes. Wixams in Bedfordshire is one of the areas we cover from our base in Bedford, along with nearby Kempston, Wootton and Bedford. Call 01234 798910 with your postcode and we will arrange a time to look at the job.

Will cleaning affect anything the developer is still responsible for?

Cleaning does not alter the paving, but if you are still within any developer aftercare period it is worth checking their terms first. We note any defects we find so you can raise them.

We have no side gate. How do you get equipment through?

We bring hoses and smaller kit through the house with floor protection. The rotary cleaner is compact enough to carry, and we agree a route with you on the day.

How long before the joints can be walked on?

Brush-in compound usually needs a few hours to a day depending on the product and weather. We tell you the exact time for what we have used.

Is it worth cleaning before we sell?

A clean patio makes a garden look cared for in photos and viewings. If you are planning to sell, booking a few weeks ahead gives the joints time to settle.
