Building a Patio in Stony Stratford
Stony Stratford is an old coaching town on Watling Street, and behind its High Street sit period cottages, Georgian and Victorian houses and, further out, newer estates. Gardens range from walled town plots to open family lawns. A new patio here often needs to look settled and in keeping, as well as being properly built.
Ground and drainage. The town lies close to the Great Ouse, and some low lying gardens can be slow to drain after heavy rain. We dig to firm ground, lay a compacted sub-base and set each slab on a continuous mortar bed. Where water is likely to linger, we shape a firm fall towards a channel, gully or suitable soakaway area so the patio does not become a puddle in winter.
Older walls and damp. Period houses often have little room between ground level and the damp course, or no modern damp course at all. We keep new paving low against the wall where possible and leave a small gap or gravel strip where it helps the wall breathe. Back door thresholds are checked before the levels are fixed.
Parts of the town are within a conservation area, and some houses are listed. A back garden patio is usually straightforward, but if your home is listed it is wise to check with Milton Keynes City Council before work starts. We are happy to talk through the plans with you first.
Access. Town centre homes may have narrow side passages or none at all, so materials and spoil can need to come through carefully. Newer homes on the edges of town usually have easier side access. Most patios take a few days to a week, depending on size and the route in.
Old gardens behind the High Street sometimes turn up buried cobbles, brick edging or worn flagstones when the turf comes up. Where any of it is sound, we can set it aside so you can decide whether to reuse it as a border or a step, which helps a brand new patio feel rooted in the plot from the first day.

Signs You Need a New Patio
These are the situations that most often lead people to get in touch about this work, and what each one usually means.
Nowhere to Sit Outside
You have lawn or bare ground behind the house and want a solid, level space for outdoor dining, a barbecue or simply a couple of chairs in the sun.
An Old Patio Past Saving
Your existing slabs are cracked, loose or badly sunk, and the base underneath has given up, so lifting it and starting again is the sensible choice.
A New Extension or Doors
Bi-fold or French doors have gone in, and you want paving outside that lines up with the new threshold and gives you a step-free route out.
A Change of Style
The paving is sound but dated, and you would like a cleaner modern porcelain or a natural stone finish that better suits your home.

Choosing Paving for a Period Setting
Natural stone tends to sit best beside older brick and stone in Stony Stratford. A limestone patio in soft buff or grey looks at home near local stone walls, and its even surface is comfortable for tables and chairs. An Indian sandstone patio offers more variety of colour and a riven grip, and it weathers to a mellow finish that suits a period garden.
A porcelain patio is a good choice for newer homes or for owners who want very little upkeep. Some porcelain ranges imitate natural stone closely. Every porcelain slab is primed on the back with a bonding slurry before laying, otherwise the mortar cannot hold it firmly. Slate gives a dark, contemporary look that suits modern extensions more than old cottages.
- Natural stone in random sizes for a traditional, laid over time look
- Tumbled or aged edges to soften the finish
- Porcelain in a single size for a clean, modern terrace
Cost factors. The new patio cost rises with the area, the paving chosen, the dig, any drainage work and the difficulty of access. A patio cost per m2 found online will not reflect a narrow passage or careful work beside an old wall, so we quote after seeing the garden.
When comparing patio layers, ask about their base depth, whether they lay on a full mortar bed, and how they plan to keep water away from older walls. For layouts that suit Stony Stratford gardens, have a look at our patio ideas for Stony Stratford.

How a New Patio Is Laid
Planning the Layout
We measure the space, agree the size and shape with you, check the levels at the house and help you choose the paving and jointing.
Digging Out
Turf, soil or old paving is removed to the required depth, and the ground is checked for soft spots, roots or services before the base goes in.
Base & Laying
A sub-base is laid and compacted, then each slab or block is bedded and tapped down to line and level, with a steady fall away from the walls.
Pointing & Review
Joints are pointed or filled, the area is swept and cleared, and we review the completed work with you and confirm everything has been done as agreed.
