Steps & Terraces in Buckingham
Buckingham sits in the valley of the Great Ouse, and many gardens rise or fall towards the river, so patios are often split into levels with steps between them. That makes cleaning about more than appearance. Steps and sloping paving that turn green are a real slip risk, especially for older relatives or young children.
On sloping patios, water runs across the surface and collects at the lower edge, which is where algae and moss build up thickest. Steps hold water on their treads and stay damp in the shade of the risers. Weeds take hold where joints have opened, often at the back of each tread.
Cleaning steps needs a slower approach than flat paving. A rotary cleaner cannot always reach, so we use a lance at a controlled pressure and work down the steps so dirty water does not run back over cleaned areas. On sandstone treads, we keep the pressure lower and rely more on treatment, to avoid roughening the edges people step on.
Some gardens near the older part of town have stone that matches local buildings, while newer homes may have concrete or porcelain. If your home is listed or in the conservation area and you plan anything beyond a clean, it is worth checking with Buckinghamshire Council first.
Loose or rocking step slabs often become obvious once they are clean. We point these out so they can be fixed before someone catches a foot on them.
Edges of steps are worth looking at closely. Nosings, the front lip of each tread, wear first and tend to hold a strip of algae where feet do not quite reach. Getting those clean makes the edge more visible as well as grippier, which helps anyone with weaker eyesight see where each step ends.
Retaining walls beside terraced patios often weep water through their joints after rain, and that runs onto the paving below and keeps it green. We can clean the face of the wall where it meets the patio, but if the wall is wet all the time, it may need weep holes cleared or drainage looking at. We will note it so you can decide.
Run-off on a slope also affects where dirty water ends up. Washing from the top terrace down means the bottom of the garden collects the most water, so we make sure it drains away from the house and does not pool by the back door.

Signs Your Patio Needs Cleaning
These are the situations that most often lead people to get in touch about this work, and what each one usually means.
Slippery Paving
Algae and moss have built up on the surface, especially in shady spots, and the patio has become slippery and unsafe underfoot after rain.
Weeds in Every Joint
Weeds and grass keep pushing up between the slabs or blocks, and pulling them by hand never seems to keep them away for long.
Dull or Stained Slabs
The paving has turned green, grey or black over the years, and you want to see its original colour again before summer or before selling.
Crumbling Pointing
Mortar between the slabs has cracked or washed out, leaving gaps that collect dirt and let water get under the paving.

Firm Joints & Lasting Grip
After cleaning, joints are the priority on a sloping patio. Open joints let water get under the slabs, which loosens them and lets weeds in. Repointing with mortar suits steps and slabs that take a lot of foot traffic, while a brush-in compound can work on flatter areas with narrower joints.
A regrowth treatment after cleaning is especially useful on steps and lower terraces, where damp lingers. It slows the return of algae and keeps the surface grippier through the wetter months.
Sealing can help sandstone and limestone resist staining, but on steps it needs care, as some sealers can make the surface feel smoother. We will recommend a product only if it keeps the grip you need.
Sloping gardens usually benefit from a clean every one to two years, with a light brush and leaf clear in autumn in between. That keeps the steps safer and stops moss establishing again.
Costs depend on the area, the number of steps, how much moss and algae there is, and whether repointing or a treatment is included. If steps have moved or slabs have tilted badly, relaying may be the safer choice, and we can talk through a new patio and steps in Buckingham when we visit.

How Patio Cleaning Works
Checking the Surface
We look at the paving material, the state of the joints and any loose slabs, so the cleaning method suits your patio and any repairs are flagged first.
Clearing Growth
Weeds, moss and loose debris are lifted from the surface and the joints, making sure the washing that follows reaches the paving itself.
Pressure Washing
The patio is washed section by section at a pressure suited to the material, lifting dirt, algae and staining while taking care with softer stone.
Joints & Final Review
Joints are re-pointed or re-sanded as agreed, the area is rinsed and tidied, and we review the completed work with you and confirm everything has been done as agreed.
