Caring for Older Stone Patios

Some of the gardens behind Stony Stratford's older homes have paving that has been there for generations, from worn stone flags to soft red bricks. Others have newer sandstone or porcelain added more recently. The older materials need the most care, because they cannot always be replaced like for like if they are damaged.

Old natural stone is often softer and more porous than modern paving. Years of rain, leaves and shade leave it stained and green, with moss in the hollows worn by feet over decades. It is tempting to blast it clean, but that can strip away the weathered surface, round off edges and leave the stone looking raw and patchy. We start with a test patch in an out of the way corner, so you can see how the stone responds before we go further.

Where black spots appear on sandstone, they are lichen growing into the stone. They need a treatment that is given time to work, followed by a low pressure rinse. On softer stone, we lean towards gentle washing and hand work rather than high pressure.

Old brick paving has its own weak points. Bricks can spall if they are blasted, and the joints are often lime based or simply packed with soil, which washes away quickly. We keep the pressure down and treat the weeds in the joints separately so the bricks are not loosened.

If your home is listed or in the conservation area, cleaning is generally treated as maintenance, but changing materials or the look of a historic surface may be different. If in doubt, it is worth checking with Milton Keynes City Council before any work that goes beyond a straightforward clean. We are happy to talk this through at the visit.

Older gardens can also hide features worth keeping: a scrolled edging tile, a worn step threshold or a run of setts by the back gate. Once the moss is off, these often become a pleasing part of the space again. We point them out and take extra care around them, rather than treating the whole area as one flat surface to be blasted.

Gardens that have changed hands many times may also have a mixture of old and new paving laid side by side. Cleaning both evenly is harder than it sounds, because the new stone brightens quickly while the old stone keeps some of its patina. We talk through the likely look beforehand, so the contrast does not come as a surprise.

Signs Your Patio Needs Cleaning

These are the situations that most often lead people to get in touch about this work, and what each one usually means.

  • Slippery Paving

Algae and moss have built up on the surface, especially in shady spots, and the patio has become slippery and unsafe underfoot after rain.

  • Weeds in Every Joint

Weeds and grass keep pushing up between the slabs or blocks, and pulling them by hand never seems to keep them away for long.

  • Dull or Stained Slabs

The paving has turned green, grey or black over the years, and you want to see its original colour again before summer or before selling.

  • Crumbling Pointing

Mortar between the slabs has cracked or washed out, leaving gaps that collect dirt and let water get under the paving.

Repointing to Match Older Paving

Older stone and brick were often laid with lime mortar, which is softer and more breathable than modern cement. If a cleaned patio needs repointing, matching the original approach usually looks better and avoids trapping moisture in the stone. On newer sandstone or porcelain, a brush-in jointing compound or a sand and cement mortar is normally fine.

Patio repointing is not always needed straight away. Where the joints are sound and only weeds were the problem, a careful clean and a weed treatment may be enough. We will tell you which joints are failing and which are simply dirty.

Sealing is something we approach cautiously on older stone. A breathable sealer can help newer sandstone, but on very old flags it can change the colour or trap damp. In many period gardens, we would recommend leaving the stone unsealed and cleaning it gently every few years instead.

The cost depends on the area, how fragile the stone is, how much hand work is needed and whether lime repointing is part of the job. Slower, gentler methods take longer, and the written quote reflects that honestly.

Where the old paving has broken up beyond repair, or the patio has settled into dips that hold water, it can be better to start again. If that is the case, we can talk about a new patio in Stony Stratford, reusing sound old stone where possible.

How It Works

How Patio Cleaning Works

  1. Checking the Surface

We look at the paving material, the state of the joints and any loose slabs, so the cleaning method suits your patio and any repairs are flagged first.

  2. Clearing Growth

Weeds, moss and loose debris are lifted from the surface and the joints, making sure the washing that follows reaches the paving itself.

  3. Pressure Washing

The patio is washed section by section at a pressure suited to the material, lifting dirt, algae and staining while taking care with softer stone.

  4. Joints & Final Review

Joints are re-pointed or re-sanded as agreed, the area is rinsed and tidied, and we review the completed work with you and confirm everything has been done as agreed.

FAQs

Patio Cleaning FAQs for Stony Stratford

Do you cover Stony Stratford?

Yes. Stony Stratford in Buckinghamshire is one of the areas we cover from our base in Bedford, along with nearby Wolverton, Bradwell and Great Linford. Call 01908 483107 with your postcode and we will arrange a time to look at the job.

Will you move heavy stone planters and ornaments?

We can move most of them with care, or work around anything that is too heavy or fragile. We agree this with you before we start.

Is the treatment for black spots safe for pets?

We keep pets and children off the area while any treatment is on the stone and until it has been rinsed and dried, and we explain the timings on the day.

When can I put the furniture back?

After a clean, usually once the stone has dried. If lime mortar has been used for repointing, it needs longer to firm up, so we will advise you.

Should old stone be cleaned in a particular season?

Warm, settled weather in late spring or summer is best, because softer stone dries out properly and lime mortar sets well away from frost.
