Black Spot on Bradwell Patios
Indian sandstone became one of the most popular patio stones in English gardens in recent decades, and plenty of Bradwell homes have it. It looks warm and natural when laid, but after a few years many owners notice dark speckles spreading across the slabs. These black spots are a common reason people start looking for patio cleaning services.
Black spot is not dirt. It is a type of lichen that roots into the surface of the stone, so it does not simply wash off. Many people try a jet wash and find the spots barely change, while the stone around them gets roughened. Repeating that every year can wear the slabs down and make them grip dirt even faster.
The approach that works is slower. We apply a treatment suited to natural stone and leave it on long enough to work into the lichen. Over the following days and weeks, the spots usually fade further as weather does the rest. A rinse at a sensible pressure then removes loosened growth without opening up the stone.
Green algae and moss are a separate issue, and Bradwell gardens with fences and hedges on the south side often see plenty of both on the shaded part of the patio. These do respond to washing, combined with a treatment to slow their return.
If your patio is concrete or porcelain rather than sandstone, black spot is much less of a problem. Concrete takes a firmer clean, while porcelain needs a light touch and the right cleaner. Either way, we look at what is there before suggesting a method. Searching for how to clean Indian sandstone will turn up a lot of conflicting advice, and much of it is the cause of damaged slabs.
Bleach is one of the most common home remedies people try, and it is worth a word of caution. It can lighten sandstone unevenly, harm the plants beside the patio and run into drains. If you have already tried it, mention it at the visit, because it can affect which treatment we choose and how we test the stone first.
It also helps to know what a cleaned sandstone patio should look like. Natural stone varies from slab to slab, with some pieces darker or more veined than others. After cleaning, those natural differences become clearer, which is a sign the stone is clean rather than a fault. Patchy colour from over-washing is different, and that is what we work to avoid.

Signs Your Patio Needs Cleaning
These are the situations that most often lead people to get in touch about this work, and what each one usually means.
Slippery Paving
Algae and moss have built up on the surface, especially in shady spots, and the patio has become slippery and unsafe underfoot after rain.
Weeds in Every Joint
Weeds and grass keep pushing up between the slabs or blocks, and pulling them by hand never seems to keep them away for long.
Dull or Stained Slabs
The paving has turned green, grey or black over the years, and you want to see its original colour again before summer or before selling.
Crumbling Pointing
Mortar between the slabs has cracked or washed out, leaving gaps that collect dirt and let water get under the paving.

Keeping Sandstone Looking Its Best
After black spot and algae have been dealt with, sandstone can look surprisingly fresh. Keeping it that way is about three things: sound joints, sensible protection and a regular light clean.
Joints often suffer during years of weed pulling and jet washing. Where they are cracked or empty, we can repoint with a brush-in compound that suits sandstone, or with a traditional mortar if the joints are wide. Firm joints mean fewer weeds and less water getting under the slabs.
Patio sealing is a common question with sandstone. A good impregnating sealer can make the stone more resistant to new staining and to lichen taking hold, and some owners like the slightly richer colour it gives. It must go onto clean, dry stone, so it is often done a little after the clean rather than on the same day. If the patio stays damp in a shady garden, we may suggest not sealing at all.
A light clean every couple of years keeps black spot from building up again. Heavier cleans are then needed far less often.
Patio cleaning prices for sandstone depend on how much black spot treatment is needed, the size of the area, the state of the joints and whether you want it sealed. If slabs are cracked through or badly worn by past jet washing, it may be worth planning a new patio in Bradwell instead, and we will explain the trade-off.

How Patio Cleaning Works
Checking the Surface
We look at the paving material, the state of the joints and any loose slabs, so the cleaning method suits your patio and any repairs are flagged first.
Clearing Growth
Weeds, moss and loose debris are lifted from the surface and the joints, making sure the washing that follows reaches the paving itself.
Pressure Washing
The patio is washed section by section at a pressure suited to the material, lifting dirt, algae and staining while taking care with softer stone.
Joints & Final Review
Joints are re-pointed or re-sanded as agreed, the area is rinsed and tidied, and we review the completed work with you and confirm everything has been done as agreed.
